How the Investment Score is calculated
No black box. The 0–100 score is the sum of five checks against thresholds lenders and experienced buy-and-hold investors actually use. Every check shows you its real number and the points it earned on your results screen.
The five checks
Cash-on-cash ≥ 8%30 pts
Cap rate ≥ 5.5%25 pts
DSCR ≥ 1.2520 pts
Positive monthly cash flow15 pts
Vacancy ≤ 5%10 pts
Verdicts
80–100 Strong Buy · 60–79 Good · 40–59 Caution · under 40 Pass.
What the score does not do
The score reads only the numbers you enter. It does not know the neighborhood, the roof age, or your lender's overlays, and it is not financial advice. Use it to kill obviously bad deals fast and to compare deals on the same basis.
